Our Repair Methodology

The Hollow Stem Auger Cast Underpinning System

Hollow Stem Augers are used today to install large diameter "Auger Cast Piles" that can   exceed 100' in length. The term hollow stem refers to the hollow shaft of the drill through which cement is pumped.  These cast in place piles have an extremely high load carrying capacity that make them an efficient system for support. It is the hollow stem which allows the placement of these piles below the water table.

The use of concrete piers for underpinning foundations is not a new concept. The method is widely used in other geographical areas such as Texas where surface soils tend to be expansive and unstable. This type of soil allows a shaft to be excavated with a   boring bit and then poured with grout. This is usually a two step process because the shaft will remain open while the bit is withdrawn.

JSI Foundations utilizes an underpinning  system that combines these two concepts.   We have developed a unique line of  machines that are capable of installing  Auger Cast Pile for the purpose of underpinning  foundations. The new piling foundation is designed to transfer the loads of a structure below the failing soils to a more competent layer.
